Planning Permission Drawings in Berkshire & Oxfordshire

Clear, accurate drawings that let the planning authority understand your proposal — prepared and, if you like, submitted on your behalf.

Planning drawings · Berkshire & Oxfordshire

Most building projects need planning permission before work can begin, and clear drawings are central to a smooth application. Orange Key prepares planning permission drawings for extensions, conversions, new builds and alterations across Berkshire and Oxfordshire — Reading, Newbury, Wokingham, Oxford, Abingdon and the surrounding areas.

Preparing planning drawings is part of our wider architectural design service, so your application is grounded in a design that is already thought through and buildable.

What are planning drawings?

Planning drawings show how a proposed development affects an existing property or site, setting the existing building alongside the proposed changes. A typical pack includes:

  • Existing and proposed floor plans
  • Existing and proposed elevations
  • Site location plan and block plan
  • Roof plans where required
  • Supporting design information where necessary

These let planning officers assess how the proposal relates to its surroundings and whether it accords with local planning policy.

Managing your planning application

Alongside the drawings, we can manage the submission for you — coordinating the documents required and responding to any queries the planning authority raises during the determination period. Where needed, additional information such as a design statement or specialist consultant input can be arranged as part of the application.

Early design advice

Before drawings are prepared, we often work with you to develop initial proposals and explore what is achievable on the site. Considering planning policy, neighbouring properties and site constraints early helps reduce the likelihood of issues later. Once permission is granted, we prepare the building regulations drawings needed to build.

Where we work

Common questions

Planning drawing FAQs

What drawings do I need for a planning application?

Typically existing and proposed floor plans and elevations, a site location plan and block plan, plus a roof plan and supporting design information where relevant. We prepare the full pack to the standard local authorities expect.

Can you submit the planning application for me?

Yes — as well as preparing the drawings we can manage the submission, coordinate the documents required and respond to queries during the determination period.

How long does a planning decision take?

For most householder applications the determination period is around eight weeks from validation, though this varies between authorities and with the complexity of the proposal.

Do I always need planning permission?

Not always — many smaller projects fall within permitted development. We assess whether permission is required early so you only apply when you need to.
