Orange Key is an architectural design studio working with homeowners, self-builders, developers and property professionals across Berkshire and Oxfordshire — from Reading and Newbury to Oxford and Abingdon.

Every project begins with understanding the property, your objectives and any planning or site constraints that may shape the design. From that starting point we develop proposals that balance design quality, buildability and the regulations — then carry the project through to a planning submission and the technical drawings needed to build it.

Residential design

Most of our work is residential — house extensions, loft conversions, renovations and conversions, and new-build homes. Working with an existing building calls for careful thought about structure, layout and how the spaces are used, and we work closely with you to make the best of the space while responding to local planning policy and the character of the surroundings.

Commercial & development projects

Alongside residential work we assist with smaller commercial and development projects — changes of use, mixed-use proposals and alterations to existing buildings — coordinating with planning consultants, engineers and other specialists so proposals respond properly to planning policy and building-regulation requirements.

From design to construction

Architectural design is one stage of a wider process. Once a design is agreed we prepare the planning permission drawings for your application and, in turn, the building regulations drawings required for construction — coordinating each stage so the project moves forward in a structured, efficient way.

What does your architectural design service include?

We take a project from the first concept and site appraisal through to design proposals, planning drawings and — once a design is agreed — the building-regulation drawings needed for construction. It is all handled in-house, so you have a single point of contact throughout.
